Skala Eressos  House  SKE 0056
Price 90,000 euros

What have this house and Aristotle got in common? The 'good life', that's what! It was the great Greek philosopher himself who coined the term and indeed this property with its significant piece of land adjacent to it can offer you just that. Situated down a lush, verdant and private lane this house gives you a lot of bang for your buck. Although there is room for small improvements this rustic and charming house is ready to move in to. Whether you wish to live here all year round, use it as a holiday home or have it as a rental property it fits the bill for all possibilities. Whilst the property itself nestles in a quiet, tranquil valley you are a literal five minute walk from the beautiful, thriving resort of Skala Eressos with all of its amenities, cafes, bars, restaurants and 3km of truly unspoiled beach.

KITCHEN: Accessed by the main entrance, leading in from the patio, this is a decent sized kitchen. It has a long, tiled work-area which houses a sink/drainer. There is a large electric oven and hobs. Above the sink is a shuttered window with very really pretty views. There is a built-in cupboard below the work surface and an original cabinet on the wall. A delightful hand-built, stone seating area is a feature of this room. There is plenty of scope for shelving throughout and there is ample room for a table and chairs. There are sufficient electric points and a three spot lamp to the wooden ceiling. The floor is beautifully tiled and this flooring continues throughout the ground floor.

Without doubt the kitchen requires a good lick of paint but other than that, it's in good condition.

BATHROOM: Adjacent to the kitchen is the bathroom and W.C. The area is made up of three separate rooms. The whole of the area is beautifully tiled from floor to a sloping, wooden ceiling. There is a sink area with a large cabinet and spot lights. There are a further two rooms housing the W.C. and a walk in shower; the view from the shower is splendid! Both have delightful, rustic wooden doors. To the outside of the bathroom area the wall has been skillfully covered with local stone with a very pleasing effect.

STOREROOM/PANTRY: Just off from the bathroom and kitchen is a storeroom/pantry with concrete floor. It currently houses the water boiler. There is a sink and electric points. This is a good space and as well as offering excellent storage it would be ideal to situate the washing machine and/or fridge.

LIVING ROOM: This is an L-shaped room with a beautifully finished wooden floor. There are two windows offering views across the land, both have deep sills. There is a traditional alcove with shelving. Under the wooden staircase is further, ample storage. The ceiling has lovely, traditional beams running across. There is a ceiling light and two charming wall lanterns.

A gorgeous wooden staircase leads you to the bedroom.

BEDROOM: There is a small area leading to the bedroom. There is a window and shelving in the form of a traditional, deep-set alcove. Above the staircase is further shelving/storage. This area would be ideal as a study. Leading into the bedroom continues the magnificent wooden flooring which is in mint condition. There are three windows offering truly spectacular views across the valley and up to the mountains. There is a good sized built-in wardrobe.

OUTSIDE: Immediately outside the house is a decent sized, walled, very private garden. There is a large patio which has been paved in local stone. It has a vine covered pergola offering shade as well as your own grapes! There are mature fruit trees in abundance and of course the obligatory olive trees. It really is a pretty, secluded spot ideal for outdoor entertaining/eating/ BBQ'S. There is an electric point and an outdoor tap. Adjacent to the private garden is a piece of land ripe for cultivating. It has been very well maintained and quite's ready for planting, growing and harvesting! There is an enclosed area which has previously been used for keeping chickens. On this land there are olive and fig trees in abundance.
